Upon Move In
You will need to transfer both PG&E and Spectrum WiFi services into your own personal accounts. Please note that units are not equipped with WiFi routers, so you will need to set up and provide your own equipment. If unit is being used for the first time Spectrum will need to install cox cable.

Ebikes are available on a first come first serve basis, and may not be reserved
Keys are to remain in Ebikes when not in use
When taking Ebikes out ensure to lock bike anytime it is not actively being used
When returning Ebikes please ensure that bikes are remounted, locked on the frame of the bike, and battery is plugged in and charging
Helmets are not provided with Ebikes please plan to use your own helmet
Surf boards
Code 2020
Surfboards are available on a first come first serve basis, and may not be reserved
When returning surf boards please ensure that boards are thoroughly rinsed, returned to rack, and locked
Pool access
Pool is open from 9am-9pm
Community Deck
Community deck is open from 9am-9pm
Fireplace is available to use when community deck is open
Building Specific
Front Door
Building front door code: 2020 Enter code then press the check button
Please ensure that front door is locked upon entrance and exit
Garbage
On site garbage is provided with your new home. Garbage is located in the garage. Please be mindful that any garbage or recycling disposed of fits inside bins
Charging electric vehicles
101 Grand Ave is equipped with electric vehicle charging stations, available to tenants at an additional cost.
Mailboxes
Each unit is assigned a dedicated mailbox, located adjacent to the garage entrance.
Packages from Amazon and other delivery services are generally delivered directly to the front door. Please ensure awareness of deliveries when the home is unoccupied.
Smart Lock
Tenants may replace the front door deadbolt with a smart lock, provided it includes a physical key override. A copy of the key must be supplied to management upon installation. We recommend this smart lock

All maintenance requests are coordinated exclusively through Manresa Property Management.
Home Maintenance
Your home has been thoughtfully designed with carefully selected materials and finishes that benefit from a little extra care and maintenance.
Countertops
Wipe with warm water + a few drops of mild dish soap
Use a soft cloth or microfiber towel
Rinse with clean water and dry to avoid streaks
Weekly Cleaning
Use a pH-neutral stone cleaner or mild soap + water
Wipe all surfaces, especially high-use areas
Dry thoroughly to maintain finish and prevent
What not to Use
Vinegar, lemon, or any acidic cleaners
Bleach, ammonia, or harsh chemicals
Abrasive pads, steel wool, or scouring powders
Generic all-purpose sprays unless labeled “stone-safe”
Brass pulls
Wipe with a dry microfiber cloth regularly.
Use mild soap + water if dirty.
Dry thoroughly.
It will darken and develop character where hands touch it most. That variation is normal and expected.
Deeper Cleaning
Mix baking soda + a few drops of water into a paste.
Rub gently with a soft cloth (or soft toothbrush for the cross knurl).
Rinse with damp cloth.
Dry completely.
Important for the Cross Knurl Texture: Use a soft toothbrush to get into the pattern. Avoid metal brushes or abrasive pads. Don’t soak — moisture can sit in the texture and cause uneven spotting.
Dishwasher and Washer
The building’s water contains naturally occurring minerals that may accumulate within appliances over time. To help maintain optimal performance, we recommend regularly running a cleaning cycle with one cup of white vinegar placed in a small bowl on the top rack of the dishwasher, or added to the washing machine every few weeks during regular use.
Drains
To help maintain proper drainage, shower drains should be cleared periodically. Your unit is equipped with a drain key for convenient access and cleaning.
